Carpet Cleaning in Albany Park, Chicago
Few neighborhoods are closer to us than Albany Park. Our shop at 3652 N Milwaukee Ave is about 2 miles away, so Carpet Cleaning Group is practically a neighbor. We're a family company, and we've been doing carpet cleaning in Albany Park and across Chicago since 2014.
We cover ZIPs 60625 and 60630, from the Kimball Brown Line terminal and the Lawrence Avenue strip up to River Park and Eugene Park. Two things shape most jobs here: dense flat buildings and water.
Built for the Brown Line
Albany Park filled in fast once the Ravenswood L reached Kimball and Lawrence in 1907. Builders put up bungalows and two-flats at a furious pace through the 1910s and 1920s. Big apartment buildings went up near the station too, and at the time only the lakefront packed in more units.
So a typical job here means a flat, not a single-family house. In some two-flats, the owner lives on one floor and rents out the other, with a garden unit or basement below.
River Flooding vs. Sewer Backup
The North Branch of the Chicago River curves right through the neighborhood. Major floods hit in 2008 and again in April 2013. In 2018, the city finished a tunnel to fix that. It's 18 feet wide and runs about 150 feet below Foster Avenue, moving high water from the river to the North Shore Channel, CBS Chicago reported.
That tunnel handles the river. It doesn't stop water from rising through floor drains when the sewers back up. In the September 2022 storm, Albany Park still logged some of the city's highest counts of flooding calls to 311. Here's how the two problems differ for your carpet.
| River flooding | Sewer backup | |
|---|---|---|
| Where the water comes from | The North Branch rises over its banks. | Full sewers push water up through basement floor drains. |
| What the tunnel does | Diverts the river's overflow under Foster Avenue. | It wasn't designed for this. Backups can still happen when the sewers fill up. |
| What happens to your carpet | Water soaks through the carpet and into the pad. | Same, but the water is dirtier, so the pad check matters even more. |
| How fast to call | Within 72 hours. After that, carpet usually can't be saved. | Same 72-hour window, and sooner is better with dirty water. |
Whichever one hit you, phone us before the carpet goes to the curb. Our crew inspects both layers, the carpet and its pad, and gives you an honest read on what can be saved. We clean wall-to-wall carpet in place and replace the pad if it's beyond saving. Our water damage carpet restoration page covers how we assess a wet room.

Garden Units
A garden unit sits partly below the sidewalk, so it's the first place damp and dust settle. Carpet down there tends to need cleaning more often than the floors upstairs.
If you rent out a garden unit, a clean before each new lease is a small cost next to replacing carpet early. If you live in one, a dehumidifier between cleanings helps a lot.
Carpet Cleaning in Albany Park for Two-Flat Owners
When you own the building, you're the one cleaning the stairs, the hall, and the unit between tenants. We can do all of it in one visit.
- Between tenants: we clean the empty unit so it's ready to show.
- Shared areas: front stairs and common halls get done on the same trip.
- Your own floor: add rooms in your unit at the same per-room rate.
- Paperwork: we're fully insured, and a certificate of insurance usually goes out the same or next day.

Albany Park Carpet Cleaning FAQ
Can you clean a garden unit after water comes in?
Yes, including after a sewer backup. We inspect the carpet and pad first and tell you what's worth saving.
Does the Foster Avenue tunnel protect my basement?
It protects against the river overflowing. Sewer backups through floor drains are a separate problem and can still happen in a heavy storm.
Can you clean my tenant's unit and the shared stairs together?
Yes. One trip covers the empty unit, the halls, and the front stairs.
Will you send my building a COI?
Yes. We're fully insured, and it usually arrives the same or next day.
Is rug pickup free here?
Yes. We collect area rugs from your door and return them free once they're clean.
What are your hours?
Weekdays from 8 AM to 8 PM and Saturdays from 8 AM to 5 PM. We're closed Sundays.
