Commercial Carpet Cleaning in Downtown Chicago
Thousands of people cross a Loop lobby every workday. By February, the carpet in front of the elevators has gone gray, and the entry mats are crusted with salt.
Carpet Cleaning Group provides carpet cleaning in downtown Chicago for offices, high-rise lobbies, retail, restaurants, and condo common areas. Our family-run shop is on the Northwest Side at 3652 N Milwaukee Ave, and we’ve served Chicago businesses since 2014. For a free on-site quote, call (773) 570-4224.
The Paperwork Comes Before the Carpet
In a downtown tower, the hardest part of booking a vendor is often getting through the door. One Michigan Avenue office building says plainly in its vendor insurance rules that it can stop work by anyone without a correct certificate on file. Other Loop buildings work the same way.
Here’s what management offices commonly ask for, and how we handle each item.
- A certificate of insurance. Our coverage is current, and the certificate goes directly to your property manager, usually the same day or the next.
- Named additional insureds. Buildings often want the owner, the management company, and sometimes the lender listed. Send us the names, and they go on the certificate.
- Lead time. Some buildings want the COI on file days before the job. Give us your building’s requirements sheet when you book.
- Freight elevator and dock time. We unload at the loading dock and park on the street. Tell us the booking rules, and we’ll reserve around them.
- A heads-up call. Our crew phones before they arrive, so security knows who’s coming.
Carpet Cleaning Downtown Chicago Businesses Can Schedule Around
Nobody wants a wet floor during a client meeting. Routine upkeep gets low-moisture encapsulation. It’s dry in roughly an hour, so the office can stay open while we work. For a true deep clean, we use hot water extraction in the evening or on a weekend. That carpet needs 4 to 6 hours, so it’s ready by Monday. Our hoses stretch 200 feet, and on floors beyond that reach, we bring portable machines.

Spaces We Clean in the Loop
- Office floors along LaSalle Street and Wacker Drive, including coworking suites
- High-rise lobbies, corridors, and elevator landings
- State Street retail, before opening or after close
- Restaurants and cafes, timed around service
- Condo common areas, hallways, and party rooms
- Property portfolios, with one contact for every building
Retail and Restaurants Downtown
On State Street, the carpet just inside the door grays out long before the rest of the store. We come in before opening or after close and work around your delivery schedule, so shoppers never step around equipment.
Restaurant and cafe carpet collects grease and spills that daily vacuuming leaves behind. We book those jobs around service, usually late at night. Booths and dining chairs can be done on the same visit with our dining chair cleaning.
What Downtown Jobs Cost
Large floors are easier to budget when the math is simple. Cleaning is $0.30 per sq. ft. Disinfectant, fiber protectant, or pet stain and odor treatment are $0.15 per sq. ft. each, and they’re optional. Here are a few sample spaces.
| Space | Size | Cleaning |
|---|---|---|
| Elevator landing and corridor | 500 sq. ft. | $180 (minimum order) |
| Ground-floor lobby | 1,200 sq. ft. | $360 |
| Office suite | 5,000 sq. ft. | $1,500 |
| Full office floor | 12,000 sq. ft. | $3,600 |
These are examples. We measure your actual space on site and give you the quote in writing. The minimum service order is $180, and credit cards carry a 3.7% processing fee. There’s no fuel or parking charge, even in the Loop. Spot treatment is included, so the number on the quote is the number on the invoice. If a spot returns within 48 hours, we come back to it.
Salt Season in the Lobby
From fall into spring, slush and road salt ride in on every pair of shoes. The entry mats and the first stretch of carpet past them take the worst of it.
Salt doesn’t just sit there. It holds moisture, so the carpet keeps pulling in dampness long after it looks dry. A deep clean once the thaw comes pulls it out before it wears down the fibers. Our winter salt damage guide explains more.

Recurring Service
Most offices do well with a deep clean twice a year. Busy lobbies and main corridors usually need more. We set up monthly or quarterly visits based on your traffic, and we keep your COI on file so the paperwork doesn’t restart each time.
For example, a law office might book a deep clean every spring and fall, plus encapsulation in the reception area each month. A condo board might schedule its corridors quarterly and add a visit after the salt season ends.

Downtown clients get:
- ✓ Your COI handled, with additional insureds named
- ✓ Evening and weekend deep cleans
- ✓ Daytime encapsulation that dries in about an hour
- ✓ A measured, written quote at no cost
- ✓ Non-toxic, Green Seal certified products
Beyond the Carpet
Lobby seating and office chairs get the same attention through our upholstery cleaning. If your building has vinyl tile, we strip and wax VCT floors too. Our commercial carpet cleaning page covers the full process. Just west of the river? See our West Loop page.
Downtown FAQ
Can you add our building’s owner and manager to the COI?
Yes. Send us the exact names from your building’s requirements, and we’ll have them listed.
How far ahead should we book?
We can usually issue the COI the same or next day. Some buildings want it on file several days before work starts, so check your building’s rules.
Do you work evenings and weekends downtown?
Yes. Deep cleans happen after hours, so staff walk in to dry carpet.
Is there a parking charge in the Loop?
No. The only added terms are the $180 minimum and the 3.7% card fee.
How often should a Loop office clean its carpet?
A deep clean twice a year suits most offices. Lobbies and main halls often need it more often.
Do you clean condo party rooms and hallways?
Yes. We clean common areas for condo boards and property managers.
