Carpet Cleaning in the West Loop
The West Loop started as Chicago’s food market. Produce, meat, and wholesale goods moved through these blocks for more than a century. Today the same brick and timber buildings hold tech offices, showrooms, loft condos, and the restaurants of Randolph Street.
Carpet Cleaning Group handles carpet cleaning in the West Loop and Fulton Market for all of them. We’re a family-owned business at 3652 N Milwaukee Ave, cleaning for Chicago businesses since 2014. Call (773) 570-4224 for a free on-site quote.
A Landmark District With Modern Tenants
The city named the Fulton-Randolph Market District a Chicago Landmark in July 2015. It covers 142 properties, mostly along Randolph Street, Fulton Market, Sangamon, and Lake, according to the City of Chicago. Google’s Midwest office and McDonald’s headquarters both landed nearby.
That mix creates floors you won’t find in a Loop tower. Old warehouse shells now hold open offices with no walls, dining rooms that seat a full house every night, and condo hallways in converted lofts. Each one needs its own plan.
Commercial Carpet Cleaning in the West Loop, by Space
Open Loft Offices
In a converted loft, there’s often no back room for your team to wait in while carpet dries. So we match the method to your calendar. Routine visits use low-moisture encapsulation, which dries in about an hour, so people keep working. Deep cleans use hot water extraction after hours or on a weekend.

Randolph Street Dining Rooms
Restaurant carpet takes grease, sauce, and spilled drinks that a vacuum can’t lift. We come in after close, so nothing interrupts service. Spot treatment is part of the job, not a line item we spring on you later.
Booths and dining chairs pick up the same grime. Our dining chair cleaning can be done on the same night.
Loft Condo Hallways and Lobbies
Condo boards and property managers in converted buildings call us for corridors, elevator landings, and lobby runners. We clean common areas on a schedule, so the hallway outside each unit stays presentable.

Area Rugs in Showrooms and Lofts
Plenty of loft spaces use big rugs to break up an open floor. Our crew rolls them up, takes them to our shop for cleaning, and drops them off when they’re done. Cleaning at our shop costs $3.50 per sq. ft., with a 1 to 2 week turnaround, and pickup and delivery are free in the West Loop. Details are on our area rug cleaning page.
Which Method Fits Your Space
| Encapsulation | Hot water extraction | |
|---|---|---|
| Best for | Routine upkeep between deep cleans | A full deep clean of soiled traffic lanes |
| Dry time | About an hour | 4 to 6 hours |
| When we do it | During business hours | After close or on a weekend |
| Typical use here | Open offices that can’t shut down | Restaurants after service, offices over a weekend |
Most businesses use both across the year. Curious what changes drying speed? Our guide to carpet dry time breaks it down.
Timing a Restaurant Clean Around Service
- Pick the night. Your slowest night gives the most drying time before the next service.
- We arrive after close. Chairs and tables come off the carpet, and spots get pre-treated.
- Deep clean. Hot water extraction pulls the soil and most of the water back out.
- Dry by prep. Carpet needs 4 to 6 hours to dry, so a late-night clean is usually ready before the morning crew arrives.

Newer Buildings Have Rules
Fulton Market’s newer office buildings often ask vendors for a certificate of insurance before they come in. Our insurance is current, and the COI typically reaches your property manager the same day or the next. The crew unloads at your loading dock and parks on the street. Tell us about dock hours or elevator bookings when you call, and they’ll plan around them. Hoses run 200 feet, and portable machines cover anything farther. The crew also calls before they arrive.
Put the Floors on a Schedule
Busy floors stay sharper with regular visits than with one big clean a year. We set up monthly or quarterly plans based on your foot traffic. A restaurant might book encapsulation every month and a deep clean each quarter. A quieter showroom might only need two deep cleans a year. One call sets it up, and we keep your COI on file for every visit.
West Loop Pricing, in Writing
Commercial jobs are priced by the square foot. We measure on site and put the number in writing.

- Minimum service order: $180

The $180 minimum covers up to 600 sq. ft. of cleaning. A 2,000 sq. ft. loft office comes to $600, or $622.20 on a card. Add disinfectant to the whole floor, and it’s another $300. The price we quote is the price you pay.
