What “Musty” Actually Means
Musty is the smell of microbial growth: mold, mildew, and bacteria producing volatile organic compounds (mVOCs) as they metabolize organic material in the carpet, padding, or subfloor. The smell doesn’t go away until both the moisture source and the growth are addressed.
Where the Moisture Is Coming From
In Chicago, musty carpet usually traces back to one of these:
- Past water damage that wasn’t fully dried. A flood, leak, or overflow from months or years ago that was never properly remediated.
- Basement humidity. Finished basements without proper dehumidification sit at 60 to 70 percent relative humidity in summer. Mold growth in carpet padding starts at sustained humidity above 60 percent.
- Bathroom or kitchen leak slow drip. A slow leak under a sink or behind a toilet that hasn’t been visible can saturate adjacent carpet padding.
- HVAC condensation. Air conditioning condensate drain pans that overflow drip on carpet near floor registers.
- Vintage Chicago basements. Some older greystones and bungalows have inherent moisture issues from foundation construction. Cleaning helps, but the underlying issue needs separate fixing.
How to Find the Source
Steps to find what’s causing it:
- Walk the room. Identify exactly where the smell is strongest. Get on the floor and smell different areas.
- Check the carpet edges. Lift a corner near baseboards. Look for discoloration on the backing or padding, or feel for damp.
- Look for water sources. Sink, refrigerator, dishwasher, washer, water heater, HVAC, exterior wall near grade.
- Check humidity. A cheap hygrometer from a hardware store tells you if the room is above 60 percent relative humidity.
- Look at the basement walls. Efflorescence (white mineral deposits) means moisture is wicking through the foundation.
DIY Steps Before Calling
If you find a source:
- Fix the source first. Repair the leak, run a dehumidifier, fix the HVAC pan. Without this, no carpet cleaning will permanently remove the smell.
- Increase ventilation. Run fans, open windows on dry days, run AC to reduce humidity.
- Baking soda on dry carpet. Sprinkle, let sit 30 minutes, vacuum. Helps with mild surface odor but doesn’t reach padding-level growth.
- Don’t use bleach or strong fragranced products. Bleach can damage carpet color and won’t reach the padding. Fragranced sprays mask the smell temporarily but make professional diagnosis harder.
Why DIY Often Isn’t Enough
By the time musty smell is noticeable, three things have usually happened:
- Microbial growth has established in the padding 1 to 2 inches below the carpet surface
- The growth has been releasing spores for weeks or months
- Surface treatments (vacuum, baking soda, sprays) can’t reach the padding-level source
Treatment requires getting solution into the padding, extracting the contamination, and confirming the affected materials are dry through to the subfloor.

- Moisture meter readings on carpet, padding, and subfloor to find the wet areas.
- Source assessment. We tell you what’s causing it, including issues outside our scope (foundation moisture, HVAC) that need other trades.
- Antimicrobial pre-treatment penetrating to the padding.
- Sub-surface extraction with hot water extraction using hot water and high-suction equipment.
- Drying with air movers and commercial dehumidifiers. Monitored daily until moisture readings confirm dry.
- Post-treatment verification.
