What Does Carpet Cleaning Cost in Chicago?

Most Chicago homeowners want one thing before they book. A number. Here is ours, in full, before anyone knocks on your door.

How We Count a Room

This is where most quotes fall apart, so we will be specific. A room is priced at $60 up to 150 square feet. A 12 by 12 bedroom is 144 square feet. That is one room. If your living room runs 300 square feet, it prices as two. We are not going to arrive, look at an open-plan space, and decide on the spot that it is three rooms. Hallways and walk-in closets are priced on their own, lower, because they are smaller. Basements are priced as a single 450 square foot block because Chicago basements are usually one open area, not a set of rooms. Measure your space and you can price the job yourself before you call.

What Is Not an Extra Charge

Stain treatment during a normal clean is part of the job. Moving standard furniture is part of the job. Neither one gets itemized onto your bill after we arrive. Three treatments are genuine add-ons, and we quote them up front, not at the door: Pet stain and odor treatment, $30 per room. Disinfectant, $30 per room. Fiber protectant, $30 per room. On a basement, each of those is $90. On a hallway or closet, $15 or $10. You can decline all three and still get a full clean.

Why the $180 Minimum Exists

We are a family-owned business on Milwaukee Avenue, not a national franchise. Sending a truck and a technician across Chicago costs the same whether the job is one bedroom or five. The minimum keeps us from either turning down small jobs or padding them with charges you did not ask for. If you only need one room cleaned, the honest answer is that you are still paying $180. Most customers add a hallway, the stairs, and a closet to reach it, which is usually what they wanted anyway.

What Changes the Price

Square footage changes the price. That is the main one, and you can measure it yourself. Heavy pet damage can move a job from a standard clean into pet odor removal, which is a different service. We tell you that on the phone when you describe the problem, not after we have started. Stairs are counted separately because they take longer per square foot than open floor. Sixteen stairs is a standard Chicago three-flat run. Oriental rugs and delicate area rugs usually go to our plant at $3.50 per square foot rather than getting cleaned in place. Pickup and delivery for area rugs is free.

Ask directly. Parking in Chicago is a real cost and some companies pass it on. We do not.
