You’re not a bad housekeeper. Grout is just designed to fail at staying clean.
Grout is porous. It’s basically cement—sand, cement, and water. When it cures, it’s full of tiny pores and channels. Every time liquid touches it, some of that liquid soaks in. Coffee. Wine. Mop water (which is dirty water, even if it looks clean). All of it goes into the grout and stays there.
Mopping makes it worse. Every time you mop, you’re pushing dirty water across your floor. Some of it soaks into the grout. Then it dries. The dirt stays. Over months and years, you’re essentially dyeing your grout gray.
Consumer products don’t work. The stuff from the store is designed for surface cleaning. It can’t penetrate into grout pores to remove embedded soil. Some of it actually leaves residue that makes grout attract more dirt.
Grout is lower than tile. Even on a flat-looking floor, grout lines are slightly recessed. Dirt collects there. Mops glide over the top. Grout stays dirty.

Our Tile and Grout Cleaning Process
Step 1: Assessment We look at your floors, identify the tile type (ceramic, porcelain, natural stone—they need different approaches), check grout condition, and note any problem areas like staining or damage.
Step 2: Pre-treatment We apply professional-grade cleaning solution to the entire floor. This isn’t the spray-and-wipe stuff—it’s designed to penetrate grout pores and break down embedded soil. It dwells for several minutes while chemistry does its work.
For heavily soiled grout, we use more aggressive pre-treatment. For natural stone (which is acid-sensitive), we use appropriate pH-neutral solutions.
Step 3: Agitation We work the solution into grout lines with specialized brushes. This mechanical action combined with the cleaning solution breaks up years of embedded dirt. You’ll see the grout start to change color as soil releases.
Step 4: High-pressure extraction This is where the magic happens. We use a specialized tool that sprays hot water at high pressure directly into grout lines while simultaneously vacuuming everything back up. Blasts the dirt out and extracts it immediately.
The extraction water is usually shocking. Even from floors that look “pretty clean,” we pull out brown or gray water. From really dirty floors, it’s almost black. That’s years of accumulated soil finally leaving your grout.
Step 5: Detail work Corners, edges, around toilets and fixtures—anywhere the main equipment can’t reach. We hand-scrub these areas to make sure nothing gets missed.
Step 6: Rinse and dry Final extraction removes any remaining solution and moisture. We leave floors clean, not sticky with residue.
Step 7: Sealing (recommended) This is optional but highly recommended. We apply penetrating grout sealer that soaks into grout pores and creates a barrier. Spills bead up instead of soaking in. Dirt sits on top where it can be mopped away. Dramatically extends time between deep cleanings.
The whole process takes a few hours for typical residential floors. Commercial spaces take longer depending on size.

Types of Tile We Clean
Ceramic Tile
The most common tile in homes. Made from clay fired at high temperatures, usually with a glazed surface. The glazed surface cleans easily—it’s the grout that’s the problem. We clean ceramic tile all the time; it handles our process well.
Porcelain Tile
Denser and harder than ceramic. Often used in commercial settings and high-end residential. Porcelain itself is nearly impervious to staining, but grout isn’t. Same process as ceramic, excellent results.
Natural Stone
Marble, travertine, slate, granite, limestone. These need special care—they’re acid-sensitive and can be etched by wrong cleaning products. We use pH-neutral solutions and appropriate techniques. Natural stone floors often need sealing (the stone itself, not just grout).
Quarry Tile
Unglazed, often reddish-brown, common in commercial kitchens and industrial settings. Very durable but porous. Needs proper cleaning and sealing.
Saltillo and Mexican Tile
Terracotta-style tile that’s beautiful but high-maintenance. Very porous, soft, easily damaged by acidic cleaners. We have specific processes for Saltillo—it can look amazing when properly cleaned and sealed.
Textured and Non-Slip Tile
Tile with textured surfaces (common in showers, commercial entries, pool areas). The texture traps more dirt and is harder to clean. We spend extra time on textured tile to get into all the grooves.

Grout Sealing (Do This)
Seriously, seal your grout. It’s the single best thing you can do to keep tile floors looking good.
What grout sealer does:
- Penetrates into grout pores
- Creates invisible barrier
- Makes grout water-resistant
- Prevents staining from spills
- Makes regular mopping more effective
- Extends time between professional cleanings
Two types of sealers:
Penetrating sealers soak into grout and protect from within. Don’t change grout appearance. This is what we usually recommend.
Topical sealers create a coating on top of grout. Can add sheen or color. Wears away over time and needs reapplication. Better for certain situations.
Sealer lasts 1-3 years depending on traffic and conditions. Worth reapplying periodically. We can set up regular maintenance that includes sealing.
If you have new grout installed, seal it immediately once cured. If you have existing grout, get it professionally cleaned first—sealing dirty grout just locks in the dirt.
Color Sealing (For Beyond-Hope Grout)
Some grout is too far gone. Stained permanently, uneven color, looking rough despite being clean. For these cases, we offer color sealing.
Color seal is essentially a durable coating that covers existing grout with new, consistent color. Can match original grout color or change it entirely. Popular option when:
- Grout was permanently stained before cleaning
- You want to change grout color without regrouting

Color seal lasts 10-15 years typically. More expensive than regular sealing but eliminates grout problems for a long time.
Maintenance After Professional Cleaning
Keep it clean longer:
- Mop with clean water or pH-neutral cleaner (not vinegar—it’s acidic)
- Rinse mop frequently—don’t spread dirty water around
- Wipe up spills promptly, especially on unsealed grout
- Use doormats to reduce tracked-in dirt
- Consider no-shoes policy indoors
What to avoid:
- Oil-based cleaners (leave residue)
- Harsh acidic or alkaline cleaners (damage grout over time)
