Apartment and Condo Carpet Cleaning in Chicago
Cleaning a carpet in a Chicago apartment is a different job than cleaning one in a single-family house. The carpet is the easy part. Getting to it is the work. We clean in walk-ups, three-flats, courtyard buildings, and downtown high-rises. Here is how each one actually goes.
High-Rise Buildings
Your building will ask us for a COI
Most Chicago high-rises require a certificate of insurance from any vendor before they will let equipment through the door. Some want to be named as an additional insured. We are fully insured and a COI is available on request. Ask your building manager what they need and give us a few days notice. This is the single most common reason a job gets turned away at the front desk.
Freight elevator windows
Buildings in the Loop, River North, and Streeterville typically restrict freight elevator use to weekday business hours. Some require a reservation days ahead. Tell us your window when you book and we will schedule inside it. If your building only allows a two-hour slot, we plan the job around that.
Loading dock access
Downtown buildings usually route vendors through a dock rather than the lobby. Tell us the entrance and we will find it. We do not charge a parking or fuel fee regardless of where we have to park.
Walk-Ups and Three-Flats
Most of the Northwest Side is walk-up housing, and we work in it constantly. Stairs are priced separately at $60 for up to 16 stairs, or $5 per stair. A standard three-flat run is close to 16 steps per floor. There is no surcharge for carrying equipment up. Our technicians do it every day.
Shared stairwells
If you live in a two-flat or three-flat and the stairs are shared, the carpet on them collects soil from every unit. Splitting the cost across units is common and we can quote the stairwell on its own.
What It Costs in an Apartment
Pricing is the same whether you are on the third floor of a walk-up or the thirtieth floor downtown.
Room, up to 150 sq. ft. $60
Hallway, up to 75 sq. ft. $30
Walk-in closet, up to 50 sq. ft. $20
Staircase, up to 16 stairs. $60, or $5 per stair There is a $180 minimum on every service order. A typical one-bedroom with a hallway and a closet lands right around that figure. Credit card payments carry a 3.7% fee. Optional treatments run $30 per room for pet stain and odor, disinfectant, or fiber protectant. On a hallway those are $15, and on a closet $10.
Move-Out Cleaning and Your Security Deposit
Under the Chicago Residential Landlord and Tenant Ordinance, a landlord can deduct from a security deposit for damage beyond ordinary wear and tear. Normal soiling from living in a unit is not damage. A professional clean and a receipt is the cleanest way to close that argument. We give you an itemized invoice you can hand to your landlord or property manager. We take tenant-paid move-out jobs directly. You do not need your landlord to book it.
Timing your move-out clean
Book it after the unit is empty and before your final walkthrough. Carpet is normally dry in four to six hours, so a morning appointment clears the same day.
Landlords and Property Managers

Drying in an Apartment
Apartments dry faster than houses in winter. Radiator heat and forced air both pull humidity out of the unit, and carpet is usually dry in four to six hours. Summer is slower. If your unit has no air conditioning, open windows on two sides to get air moving across the floor.
