Chicago Vinyl Tile & VCT Floor Stripping Services

You know that dull, yellowish buildup on your vinyl floors? The stuff that makes them look dirty even right after you mop? That’s not dirt. It’s layer upon layer of old wax and floor finish that’s accumulated over years. Maybe decades, depending on how long those floors have been there.

Mopping won’t fix it. More wax definitely won’t fix it (that just adds another layer to the problem). The only way to actually restore vinyl tile floors is to strip everything off and start fresh.

At Carpet Cleaning Group, we’ve been stripping and refinishing vinyl floors across Chicago for years—commercial buildings, schools, medical facilities, restaurants, residential homes. That VCT in your office lobby that looks permanently grimy? We can make it look new. The vinyl in your kitchen that’s seen better decades? Same deal.

It’s not complicated work, but it does require the right equipment, the right chemicals, and knowing what you’re doing. DIY floor stripping usually ends in sticky residue, uneven results, and a lot of wasted weekends.

Why Floors Need Stripping (Not Just Cleaning)

Here’s what happens over time with vinyl and VCT floors:

Every time someone applies floor wax or finish, it creates a protective layer. That’s good—it protects the actual vinyl. But that layer gets scratched, scuffed, and dirty. So you apply another coat. And another. And another.

After a few years, you’ve got five, ten, maybe fifteen layers of finish built up. The bottom layers have turned yellow. Dirt is trapped between layers. The surface is uneven and dull. No amount of mopping or buffing will fix it because the problem isn’t on top—it’s buried under all that buildup.

Stripping removes ALL of it. Every layer, down to the bare vinyl. Then we apply fresh finish that actually looks good and protects properly.

Signs your floors need stripping:

  • Yellow or amber discoloration – Old wax oxidizes and turns yellow
  • Dull appearance even after cleaning – Buildup prevents shine
  • Visible wax buildup in corners and edges – This is where it accumulates most
  • Scuff marks that won’t come out – They’re trapped under finish layers
  • Uneven sheen – Some areas shinier than others
  • Black marks and heel marks – Embedded in old finish

If your floors have any of these issues, cleaning won’t help. You need stripping and refinishing. It’s part of our broader carpet and floor cleaning services in Chicago for complete facility maintenance.

Our Floor Stripping Process

Step 1: Assessment and prep We look at your floors, identify the type of vinyl (VCT, LVT, sheet vinyl—they’re all different), check the condition, and determine what stripping solution will work best. Then we clear and prep the area. Furniture gets moved, baseboards get protected.

Step 2: Apply stripping solution Commercial-grade stripper goes down. Not the stuff from Home Depot—professional solutions that actually break down multiple layers of finish. We let it dwell for the right amount of time. Too short and it doesn’t work. Too long and it can damage the vinyl.

Step 3: Agitation Floor machines with stripping pads work the solution into the floor, breaking up all that old wax and finish. This is where years of buildup finally let go. It’s honestly kind of satisfying to watch.

Step 4: Extraction We vacuum up all the dissolved finish, dirt, and stripping solution. This step matters a lot—any residue left behind will cause problems with the new finish. We rinse and extract until the floor is completely clean.

Step 5: Neutralization Stripping solutions are alkaline. New floor finish needs a neutral surface to bond properly. We neutralize the floor and let it dry completely.

Step 6: Finish application Multiple coats of high-quality floor finish. Usually 3-4 coats for commercial settings, sometimes more for high-traffic areas. Each coat dries before the next goes on. We use commercial-grade finishes that last longer and look better than consumer products.

Step 7: Curing Finish needs time to fully cure and harden. We’ll tell you when it’s safe for foot traffic and when you can move furniture back.

The whole process takes a day or two depending on floor size. Commercial jobs often happen overnight or over weekends so you’re not shutting down operations.

Types of Vinyl Floors We Handle

VCT (Vinyl Composition Tile)

The classic commercial floor—those 12×12 tiles you see in schools, hospitals, grocery stores, offices. Extremely durable, relatively inexpensive, but requires regular maintenance including periodic stripping.

VCT actually needs wax to protect it. Without finish, it stains easily and wears fast. But that finish needs to be stripped and reapplied every 1-2 years depending on traffic.

LVT (Luxury Vinyl Tile)

The newer, nicer-looking vinyl that mimics wood or stone. More common in modern offices and upscale retail. Usually has a factory-applied wear layer.

LVT is trickier. Many LVT products shouldn’t be waxed at all—the factory coating is designed to be the only protection. We assess whether your LVT needs stripping and refinishing or just deep cleaning. Using the wrong approach can damage it.

Sheet Vinyl

Continuous vinyl flooring, common in kitchens, bathrooms, healthcare facilities. Can be waxed or unwaxed depending on the product.

Sheet vinyl with wax buildup strips the same as VCT. No-wax sheet vinyl just needs deep cleaning and possibly a specialty coating.

Linoleum

Old-school linoleum (actual linoleum, not vinyl that people call linoleum) is made from natural materials and has its own care requirements. It’s more sensitive to certain stripping chemicals. We adjust our approach accordingly.

Commercial Floor Stripping Services

Most of our floor stripping work is commercial. Makes sense—commercial floors see way more traffic and need more frequent maintenance.

Offices and corporate spaces – Reception areas, hallways, break rooms. First impressions matter. We work after hours so there’s no disruption.

Schools and universities – Summer break is prime floor stripping season. Those hallways take a beating during the school year.

Healthcare facilities – Hospitals, clinics, nursing homes. Hygiene matters here. We use appropriate products and work around your schedule.

Retail stores – Customer-facing floors need to look good. We do overnight work so you’re open for business the next day.

Restaurants and food service – Kitchen floors, dining areas. We use food-safe products and work when you’re closed.

Warehouses and industrial – Even warehouse floors benefit from stripping and sealing. Easier to keep clean, safer surface.

We can set up regular maintenance schedules—strip and refinish annually or semi-annually, with periodic buffing and top-coating in between. Keeps floors looking good year-round without emergency strip jobs.

Residential Floor Stripping

We do residential too. That kitchen vinyl that’s been there since the 90s? The basement floor that’s seen better days? Rental properties where previous tenants never maintained the floors?

Residential jobs are usually smaller but the process is the same. We protect your baseboards and cabinets, strip the floors down, apply fresh finish, and leave you with floors that look way better than you expected.

Common residential situations:

  • Kitchen floors – High traffic, lots of spills, usually haven’t been properly maintained
  • Basement and utility rooms – Often neglected, layers of buildup
  • Rental property turnovers – Previous tenants left the floors looking rough
  • Pre-sale home prep – Fresh floors make a big impression on buyers
  • Post-renovation cleanup – New floors that got construction grime on them

Maintenance After Stripping

Fresh floors look amazing. Keeping them that way takes some effort:

Daily/weekly:

  • Dust mop or sweep to remove grit (grit scratches finish)
  • Damp mop with neutral cleaner (not too much water)
  • Clean up spills promptly

Monthly:

  • Burnish or buff high-traffic areas
  • Spot clean problem areas
  • Top coat if needed (thin layer of finish over existing)

Annually (or as needed):

  • Professional scrub and recoat
  • Full strip and refinish when buildup returns

We can handle all of this. Many commercial clients have us on regular maintenance schedules—monthly or quarterly visits for scrubbing and buffing, annual strip and recoat. It’s cheaper than letting floors deteriorate and needing emergency restoration.

Why Not DIY?

Renting a floor stripper from the hardware store seems like it’d save money. Usually doesn’t work out that way.

Problems with DIY floor stripping:

  • Consumer strippers are weaker and take forever
  • Rental machines aren’t as powerful as professional equipment
  • Improper stripping leaves residue that ruins new finish
  • Uneven application looks terrible
  • Wrong finish for your floor type causes peeling
  • It takes way longer than you think
  • One mistake and you’re starting over

We’ve been called in to fix plenty of DIY floor stripping disasters. Usually costs more to fix than it would’ve cost to have us do it right the first time.

Professional floor stripping means:

  • Right chemicals for your specific floor type
  • Commercial equipment that actually works
  • Proper technique and timing
  • Even finish application
  • Faster completion
  • Guaranteed results

Frequently Asked Questions

How long does floor stripping take?

Depends on floor size and condition. Average commercial space (a few thousand square feet) takes overnight. Large facilities might need a full weekend. Residential kitchens usually same-day.

How often do floors need stripping?

VCT in high-traffic commercial settings: every 1-2 years. Lower traffic areas: every 2-3 years. Residential: every 3-5 years or as needed. Regular maintenance extends time between strip jobs.

Can you do this without closing my business?

Usually yes. We do most commercial work overnight or weekends. Floors need some cure time before heavy traffic, but light foot traffic is usually okay by morning.

What about the smell?

Stripping chemicals have an odor, but it’s not overwhelming and dissipates quickly. We use low-odor products when possible, especially in sensitive environments like healthcare.

Do you move furniture?

Yes. We move what needs to be moved and put it back. Really heavy items (like full file cabinets or industrial equipment) we’ll discuss beforehand.

Is it safe for food service areas?

Yes. We use food-safe products in kitchen and food service environments. Floors are completely safe once finish cures.
